This policy applies to information collected through our website, online forms, telephone calls, emails, text messages, and related services. It does not replace the terms of any separate written real estate agreement.

- Property information: property address, property type, age, condition, repairs, occupancy, ownership situation, desired timeline, estimated value, and other details you choose to provide.
- Inquiry and communication information: messages, call notes, appointment details, form submissions, and records of our communications with you.
- Messaging information: your mobile number, SMS consent status, date and source of consent, the disclosure presented when you opted in, messages sent and received, and opt-out or help requests.
- Technical information: IP address, browser type, device information, referring pages, pages viewed, approximate location, and cookie or analytics identifiers.
- Transaction information: information reasonably needed to evaluate or complete a potential property transaction, such as ownership, title, lien, payoff, or closing information.
Please do not submit Social Security numbers, bank credentials, health information, or other highly sensitive information through a general website form.
2. How We Collect Information
We collect information directly from you when you complete a form, call, email, text, schedule an appointment, or otherwise communicate with us. We may also collect limited technical information automatically through cookies and similar technologies. When reasonably necessary to evaluate a property inquiry, we may obtain property or public-record information from lawful public and commercial sources.
3. How We Use Information
We may use personal information to:
- respond to property inquiries and requests for information;
- evaluate a property and determine whether we wish to present an offer;
- schedule calls, visits, inspections, or closing-related activities;
- provide customer service and communicate about an inquiry or transaction;
- send text messages or emails when you have provided the appropriate consent;
- maintain consent, opt-out, transaction, security, and compliance records;
- operate, secure, troubleshoot, and improve our website and services;

- comply with applicable law and enforce our agreements.
4. Text Messaging and Mobile Information
If you separately opt in to receive text messages, we may send messages concerning your property inquiry, requested information, appointments, transaction updates, customer care, and other message types described at the point of consent. Marketing or promotional texts will be sent only when the consent language presented to you authorizes those messages.
Mobile information non-sharing
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. We may provide limited mobile information to service providers that support our messaging or customer-service operations, but only so they can perform those services for us. Text messaging originator opt-in data and consent will not be sold, rented, transferred, or otherwise provided to another party for that party’s own marketing.

We do not sell or rent personal information. We may disclose only the information reasonably necessary for the following limited purposes:
- Authorized personnel and service operations: to our internal team, authorized website and operations administrator, and vendors working on our behalf for website hosting, CRM administration, communications, data security, analytics, or customer support, subject to appropriate use restrictions.
- Requested property evaluation or transaction: to closing attorneys, title companies, inspectors, contractors, financing sources, or other professionals when reasonably necessary to evaluate or complete a transaction you requested.
- Legal and safety obligations: when required by law, legal process, or a valid governmental request, or when reasonably necessary to protect rights, safety, and security.
The mobile-information restrictions in Section 4 apply regardless of these general disclosure provisions.
6. Cookies and Analytics
Our website may use cookies and similar technologies to remember preferences, understand website traffic, measure form performance, and maintain security. You can adjust your browser settings to refuse or delete cookies. Some website functions may not work properly if cookies are disabled.
